1. Acceptance of terms

2.1. The platform's administrator does not oversee and cannot ensure the continuance, quality, safety, or legitimacy of user-posted properties and services; the reliability or correctness of user-submitted information in listings; a seller's capability to sell properties or offer services; a buyer's ability to pay for properties or services; or that a user will successfully complete a transaction. The administrator offers no assurances that the rental, leasing, display, sale, advertising of properties or services provided or showcased on the platform will not infringe upon the rights of third parties. The administrator explicitly disclaims any responsibility for properties and information that users post on the platform. Therefore, administrator expressly disclaims any liability in connection to properties and information posted by users on the platform. You are encouraged to check the properties before payment and to request the seller or renter to provide documents confirming compliance of the properties with applicable requirements of laws, regulations, rules, guidelines, and standards. You confirm that you are entirely accountable for your own safety and comprehend that any meetings with other parties for the completion of a transaction should only take place in secure public areas during daylight hours.

3. Important disclaimers

3.1. To access specific features of the service, you may be required to create an account on the platform and supply requested information about yourself in conjunction with the registration form. You can register for an account either personally or on behalf of an organization. You confirm sole responsibility for protecting and keeping confidential your account access details and holds full responsibility and liability for any activity conducted through your account using those access details.

3.2. You hereby confirm and guarantee to us that you have either reached the age of majority or are accessing the service with the supervision of a parent or legal guardian. Minors residing in their jurisdiction (typically under the age of 18) must have parental consent and be directly supervised by their parent or guardian to access the service. If you are a minor, your parent or guardian must read and agree to these terms before you can use the service. If you are a minor, you must have your parent or guardian read and agree to these terms prior to you using the service.

3.3. 4. Service

4.1. The administrator is neither an owner of property nor a provider of any services that users have posted on the platform. The administrator also does not act as a marketer or a representative of users in relation to the marketing of any properties or services listed on the platform. Users enter into actual sale and lease contracts or services contracts directly with one another, with the administrator not being a party to these transactions. The administrator gives users the chance to communicate with one another.

4.3. Users are solely responsible for collecting and paying any applicable taxes arising from the sale of their properties or services listed on the platform.

4.4. The administrator retains the right to remove or restrict access to user postings at any time without prior notice in the following circumstances: (i) receipt of a mandatory court order from a relevant authority; (ii) a claim from an intellectual property rights holder requesting termination of a user's infringing activity on the platform; (iii) alleged infringements of rights or interests of other users, businesses, or individuals where such parties have made a reasonable request; (iv) discovery of a user posting that contravenes these terms or any applicable law, regulation, rule, or standard. The administrator has the authority to delete or block user announcements regardless of whether or not a user is provided with substantiation.

4.5. The administrator reserves the right to introduce any changes to the service, including those affecting free and paid features, at any time, with or without prior notice. You consent that various administrator actions may sometimes hinder or completely block access to the service, either temporarily or permanently, and agree that the administrator is not accountable for any consequences of such actions or outcomes, including, without limitation, the removal of your content or services.

4.6. Each user of the service is solely responsible for any and all his or her user content (as defined below). Because we do not control the user content, you acknowledge and agree that we are not responsible for any user content and we make no guarantees. Each individual using the service is solely accountable for their user content and any other material they contribute. You acknowledge that we do not control the user content and we are not liable for any user content, nor do we guarantee the accuracy, currency, suitability or quality of any user content, or assume responsibility for it. Your interactions with other service users are private and only between you and the other user involved. You hereby release us, our officers, employees, agents, and successors from claims, demands, any and all losses, damages, rights, claims, and actions of any kind including personal injuries, death, and property damage that is directly or indirectly related to or arises from interactions with or conduct of service users or third party ads.

5. Posting of announcements by users

5.1. The user must supply the administrator with documents proving the legitimacy of posting announcements and their identity when requested to do so by the administrator. The user's terms and conditions for sale and services must not conflict with these terms or the relevant laws.

5.2. When posting announcements on the platform about properties or services; users must provide detailed and accurate information about the items, including the terms and conditions of the sale or service provision. Specifically, but without restriction, the phone number linked to each announcement must be accessible, indicating that the user not only has the ability to receive messages, but also needs to be available to answer calls quickly. Failing to keep an accessible and operational phone number may lead to the temporary suspension of the user's advertisements. The prices of properties or services must be precisely exact. This shall be provided in the announcement if it appears to have been altered due to any particular circumstances.

5.4. By uploading a tiktok video to your announcement via tiktok's services provided by the administrator, you consent to be governed by tiktok's terms of service located at: here

5.5. By uploading a youtube video to your announcement via the YouTube api services functionality provided by the administrator, you are agreeing to abide by the YouTube terms of service located at: here

6. Fees

6.1. The platform is typically free, but it may also include paid services. We can set limits on publishing announcements in specific categories or offer advertising options for announcements on the platform. The platform discloses the fees we charge for using payable services and the payment methods we accept.

6.2. We may change the fees and acceptable payment methods at any time, and for any reason, in our sole discretion. According to the nature of online services, the fees are non-refundable unless otherwise specified by mandatory legal requirements.

7. Users warranties and representations

7.1. You possess the legal capacity and you consent to conform to the terms. When registering as a representative of a legal entity, you will be given permission by the company to sign an agreement with our platform and with its users;

7.2. You are above 18 years of age. You will or have provided true, accurate, and complete information in your account;

7.3. To ensure the accuracy and reliability of your account, please update its information regularly. If you suspect that your account access information has been compromised or used by third parties, you should change your data immediately to access the platform.

7.4. You will notify the administrator of any unauthorized access to your account. You will not furnish any inaccurate or deceptive details regarding your identity or location within your account. You will use the service in strict compliance with all relevant laws, regulations, rules, and guidelines.

7.5. You will not use the service for any illegal or unauthorized purpose. You will not post on the platform announcements that offer for sale or rent anything other than the intended purpose of the platform. You must not post platform announcements that infringe on other people's rights or interests, including their intellectual property rights or any other personal or proprietary rights that belong to a third party.

7.6. You will not post on the platform announcements that include:

- Untrue or misleading information;

- Disclosure of personal information concerning minors or other individuals without the requisite consent is prohibited;

- Explicitly sexual content;

- Materials those are defamatory, discriminatory, mean-spirited, threatening, harassing, improper, unacceptable, vulgar, or abusive.

- Promotion of hatred, violence, prejudice, racism, xenophobia, and ethnic conflict;

- Calls for violence and illegal activities;

- Offers of prostitution or other services that violate moral or legal standards;

- Services to which the applicable law prohibits provision;

- Promotional information that does not include specific properties or services;

- You will not use software or engage in any other activities that could interfere with the platform's normal operation;

- Users of the platform are not permitted to disseminate or facilitate unsolicited commercial emails, chain letters, or Ponzi schemes via the platform or any other medium to other users;

- You will not reproduce, alter, or disseminate any other user content without the permission of the relevant user.

- You must not collect or harvest users' information, such as their email neither addresses and phone numbers, without their consent, nor infringe on another individual's privacy;

- You are prohibited from downloading, storing, posting, distributing, providing access to, or otherwise utilizing worms, viruses, Trojans, and other types of malware;

- You have a legal title to the properties advertised for sale or lease in your notice and;

- If you have the required license or are otherwise authorized, as mandated by relevant law, you are permitted to sell, advertise and rent the goods described in your advertisement.

8. Indemnity

You agree to protect and hold the administrator, its successors, subsidiaries, affiliates, related companies, licensors, and partners, as well as the officers, directors, employees, agents, and representatives of each of them, harmless from any claim or demand, including costs and attorneys' fees, made by a third party due to or resulting from: (i) your use of the platform; (ii) your user content; (iii) your breach of any representation, warranty, covenant, or obligation specified in these terms; (iv) your violation of any applicable law, industry standard, regulation, guideline, or rule; (v) any transaction entered into by you via the platform or your non-compliance with the terms of such transaction. The administrator retains the right to take control of any matter you are responsible for indemnifying, at your cost, and you will assist in defending these claims.

9. Limitation of liability

We and our affiliates will not be responsible for any lost profit or indirect, consequential, exemplary, incidental, special or punitive damages arising from these terms or your use or inability to use the service, or third-party advertisements, even with prior knowledge of such potential damages. You use the service and third-party ads at your own risk, and are solely responsible for any damage to your computing system or data loss that occur

10. Intellectual property rights

10.1. The user content you submit, including any registration information, pictures, and other materials, remains your intellectual property and the administrator does not claim any ownership of the copyright or other proprietary rights in this user content. Despite the preceding provisions, you agree that the administrator may keep copies of all registration details and the user content, and use such information and the user content as reasonably required for or incidental to the operation of the service, as outlined in these terms and the privacy policy

10.2. You grant the administrator the non-exclusive, worldwide, transferable, perpetual, irrevocable right to copy, modify, adapt, store, publish, distribute, publicly display and perform, communicate and make available to the public the user content in connection with the service, including to use and make the user content public on the affiliated web-site, as well as for the administrator’s marketing, advertising, and other purposes. You confirm that your use of the service, or any part of it, will not infringe on or breach the rights of any other party or any contractual or legal obligations you have to others.

10.3. All materials on the platform, excluding items posted by the user, including but not limited to texts, software, scripts, graphics, photos, sounds, music, videos, interactive features, etc. As well as trademarks, service marks and logos ("marks") contained within, are owned by or licensed by the administrator and are protected under copyright and other intellectual property rights. 10.4. if you are the owner of intellectual property rights or have permission to act on behalf of the owner, and you reasonably believe that content on the platform infringes your intellectual property rights or those of someone else, you can notify the administrator to remove the offending material. When submitting an appeal, you must ensure that it is grounded in law and that you are acting in accordance with the law in good faith.

10.5. When submitting a relevant notification regarding rights infringement, ensure that your request conforms to the specified format and includes the particulars outlined below:

- an appeal should contain the physical or electronic signature of an individual authorized to act on behalf of a right holder whose rights are allegedly being infringed.

- You must supply contact details so that the administrator can get in touch with you, such as your address, phone number, and email address.

- The signed application is made based on your genuine and reasonable belief that the materials in question are infringing on intellectual property rights, and that they are being used without the consent of the rights holder or their authorized representative, and that such use is unlawful.

- The intellectual property rights holder signs an application releasing the administrator from liability for third-party claims regarding the removal of relevant materials by the administrator.

- The signed application contains accurate information under penalty of perjury, and you are authorized to act on behalf of the holder of the allegedly infringed exclusive right.

- Regulations which you think are being infringed due to the use of contentious material.

- Identify the territory in which you believe the rights to have been infringed;

- Attachments to your appeal should include copies of documents proving the object's intellectual property rights and a document authorizing someone to act on the holder's behalf.

11. Governing law and jurisdiction

12. Miscellaneous provisions

Unless otherwise specified, if any provision in these terms is deemed invalid, void, or unenforceable for any reason, that provision will be deleted and its removal will not impact the enforceability of the other provisions. By accepting these terms, you consent to us transferring and assigning our rights and obligations under them to another party, at our discretion, including through novation. Failure to take action in response to your breach of these terms will not preclude us from exercising our rights and remedies in future breaches of the same terms. Under no circumstances shall the administrator be accountable for any failure to adhere to these terms to the extent that such failure originates from factors beyond the administrator's reasonable control.
